The development to which this application relates aims to create 369 residential allotments, comprising 367 residential lots and 2 residue super lots.
The plan of subdivision and proposed staging plan are provided in Appendix A.
The layout comprises a mix of residential lot sizes, ranging in size from 450m2 to approximately 1118m2 . The 2 super lot parcels comprise an area of approximately 1.6 hectares (Lot 1401) and 1 hectare (Lot 1501). The redevelopment of each of these parcels will be the subject of a future application.
Access to the site is to be provided from a number of new intersections along Christopher Road and a new link road to Station Lane. Initially access to Stage 1 will be obtained from Christopher Road. The access connections are consistent with the proposed road networks and road hierarchy requirements of Council’s DCP.
The development will be serviced with reticulated water and sewer, electricity supply, and waste collection services.
Earthworks, clearing, road construction and associated drainage, demolition works, installation of utility services and infrastructure, implementation of sedimentation and erosion control measures and landscaping is included as part of this development application.
